Vacate Cleaning in WA: What Your Property Manager Actually Checks

2 September 2026 · Pure Steps, Bunbury WA

Here’s the thing about final inspections: your property manager isn’t judging how many hours you spent cleaning. They’re walking the home with your ingoing condition report and checking specific places — the same places, every property, every time. Know the list and the inspection holds no surprises.

The kitchen: where most bonds are lost

  • Inside the oven. The single most-failed item in vacate cleaning. Baked-on carbon on the glass and racks is what they look for first.
  • The rangehood filter — pull it out; if it drips grease, it fails.
  • Cupboards, inside and out — crumbs in drawers, grease film on doors above the stove.
  • Splashback and benchtops, including the silicone joins.

Bathrooms: the detail traps

Shower screens (soap scum shows instantly against light), grout lines, the toilet behind the seat hinges, exhaust fan covers, and drains. A bathroom can look clean at a glance and still fail on these five.

The whole-house sweep

  • Skirting boards and door frames (dust and scuff marks)
  • Light switches and power points
  • Window tracks and sills — a favourite check, because nobody does them
  • Ceiling corners for cobwebs
  • Marks on walls (spot-clean, don’t repaint patches that won’t match)

Floors and carpets

Hard floors: vacuumed and mopped, including under where furniture stood. Carpets: many WA leases require professional carpet cleaning at vacate — almost always where pets were kept, and often regardless. Check your lease; if it’s required, keep the receipt, because your property manager will ask for it.

Do it yourself or book it?

A thorough vacate clean of an average home is genuinely a full day or two of hard work — usually while you’re also moving house. That’s why bond cleans exist as a service. Our end of lease cleaning covers this whole checklist including the professional carpet steam clean, in one visit with one receipt.
