What WA tenancy rules actually say
In Western Australia, a landlord can’t demand more than the property being returned in the condition it started in, allowing for fair wear and tear. But — leases commonly include a specific clause requiring professional carpet cleaning at vacate where pets have been kept at the property, and many agreements extend that expectation more broadly. The clause you agreed to when signing is what counts, so dig out your lease and read the cleaning section before you plan anything.
What counts as “professional”?
A supermarket-hired machine run over the lounge room generally doesn’t satisfy a professional-cleaning clause — and property managers can tell the difference. Rental machines use lower heat and much weaker extraction, which often leaves carpets damp, soapy and quick to re-soil. A professional hot water extraction clean, with a receipt from an actual business, is what the clause means and what the inspection expects.
Why the receipt is half the point
The receipt is your proof. Presented at the final inspection, it moves the conversation from “does this carpet look clean enough?” to “the required cleaning was done by a professional on this date.” Keep it with your condition report and hand a copy to the property manager.
Timing it right
Book the carpet clean after the furniture is out and the general clean is done — carpets should be the last thing touched before you lock up. Steam-cleaned carpets are typically dry in hours, so even a same-day handover is usually workable; tell your cleaner the schedule and they’ll plan around it.
